This comfortable, traditional stone built house is situated in the historic area of the town close to the famous Forteleza de La Mota castle and is a five minute walk from the centre of the popular market town of Alcalá La Real. Granada is forty-five minutes away, Córdoba an hour and a half and our nearest beach is at Salobreña, one hour, forty five minute drive. The nearest airport is Granada (EasyJet) forty minutes or Malaga airport, one hour forty five minutes. All the building and renovation work was carried out by an expert team of builders and craftsmen and underwent all the necessary planning applications, licences and architectural and structural surveys that were necessary. The application to trade as a Bed and Breakfast business (Casa Rural) was granted by the Andalusian tourist board and Jaén council in May 2017. All the plumbing, electrics and heating system are newly installed, as are the doors, windows etc and the house has been re plastered and painted throughout. The roof has been replaced and insulated. All the bathrooms are newly fitted and tiled. 

THE AREA

Alcala La Real is a very friendly and popular market town nestled in the hills of the Sierra Sur at the southern end of Jaén province, Andalucia in Southern Spain. Granada airport is 40 minutes away and Malaga airport is 1.45 drive. The surrounding countryside is hilly and the Sierra Nevada mountains can be seen in the distance. This beautiful part of Spain is the largest olive growing region in the world and the local farmers produce some of the best olive oil in the world. Alcalá is a popular place for people to stay en route to either Granada or Cordoba and is part of the ancient Ruta del Califato – a main trading route from the time of the Moors. All along this route are ancient castles and citadels, and pretty whitewashed towns. The town is also on the southern most pilgrimage route up to Santiago de Compostela, the Camino Mozárabe. It is also a popular cycling route and included in the famous La Vuelta cycle race.

 There are lots of great little shops, bars and restaurants. There are good schools and an excellent youth centre. In short, there’s lots going on. It hosts a huge music festival every summer and there are lots of festivals and happenings going on throughout the year. Flamenco, fiestas, ferias, the famous parades of Semana Santa and outdoor concerts and plays in the summer months. There’s also a fabulous theatre and several venues for music and shows. In the centre of the town there is a pleasantly landscaped park with a great café and bar and restaurant. All the locals congregate here, especially on a Sunday and in the evenings. Fountains and a bandstand and a well equipped children’s playground make this a great meeting place for everyone in town.

THE HOUSE

Originally the ground floor of the house was a warren of small, dark rooms. We’ve opened everything up to create practical spaces making the most of the natural light through shuttered french windows at the back of the house and windows at the front. 

The tiled entrance hallway, with original arches, leads directly through to the back of the house and garden. To the right is the large dining area with beamed ceiling and wood pellet burning stove. The new kitchen, designed as a traditional Spanish kitchen, has tiled walls and worktops, two stainless steel sinks and a black Smeg Victoria two oven range cooker with matching Smeg extractor canopy.

Off the inner hallway there is a downstairs toilet, fully tiled with traditional, locally made hand painted tiles. Stairway to first floor landing.

The end of the hallway is used as a seating area and library. Stairs lead down to the old bodega which houses the newly installed Domusa pellet fired boiler for heating and hot water, an extra hot water cylinder, Korman water softener system and washing machine. This area is also used for drying clothes in the winter and for extra storage.

On the half landing leading up from the hallway there is a room which we currently use as an office space/sitting room.

Off the first floor landing there are three good sized guest bedrooms, one with ensuite and a large bathroom. The front bedroom has a small balcony and views up to the castle, the back bedrooms look over the garden and open countryside and mountains.

Tiled stairs with bannister lead up to the top floor which is currently used as our accommodation. A very large, light bedroom with small window at end and two large skylights make this room sunny and bright. There is an ensuite bathroom with window looking up to the castle and to the side of the bedroom is very large storage area and walk in wardrobe.

OUTSIDE

French windows lead out in to the garden. The patio floor tiles ‘float’. They have been built on to a solid, metal structure that allows rainwater to effectively drain away without puddles. This system is wonderful for keeping the patio area clean and easy to maintain. The patio area has been designed as a summer outdoor living area. Large comfortable, natural wicker chairs, matching coffee table and stylish dining table and benches create a relaxing space to enjoy the most of the sunshine and warmth of the long Andalucian summer months. A wooden pergola has been constructed over the seating area at the back to give shade when needed. There are an abundance of potted plants, palms, succulents and cacti. The patio area also has outdoor lighting and Moroccan lamps. If you wanted, you could create a raised Moroccan style plunge pool. The drainage is all in place to do so.

THE STUDIO

The foot print for the studio area was originally an old dairy. This bright, modern space with good ceiling height has lots of electrical points and plumbing for water both ends. It would make ideal extra accommodation either as an extra guest bedroom with ensuite bathroom, or, as a granny annexe or children’s playroom. Either way it offers great scope and potential to be turned in to something else if not desired as a work space. It has been well insulated and there are two large radiators situated at either end as well as two large french windows opening out on to the garden.

THE BUSINESS

Atelier88 Bed and Breakfast has gone from strength to strength. We started the new business from scratch in May 2017 and have had a very promising start. We haven’t advertised, all our bookings come from either personal recommendations, through Booking.com or social media. We have been open from May right through to the end of October then took a break for two weeks in November with occasional days and the odd week off in the months between when we’ve had friends and family staying. We had bookings in late November and early December but have now closed until March to give us time to get on with our own work in the studio. If we’d stayed open, we could have taken bookings right through December.

Atelier88 seems to be a popular place for young couples to stay, business men, couples exploring the area as well as families and International tourists. It’s also popular for guests who are attending local weddings. we’ve even had a famous actress staying here for four nights with her family! Our clients this year have been mostly Spanish but we’ve also hosted English, Dutch, French, Swedish, Chinese, Canadian. Japanese and Slovakian visitors. Santa Semana, Etnosur and La Vuelta de España are three of our busiest times.

 This is an ideal lifestyle business for those wishing to live in Spain but also the potential to earn extra income. Atelier88 currently has a licence for 8 paying guests but it could be for more if there was extra accommodation in the studio.
